Owner contributed zero rupiah of capital. Capital recovery is structured on top of the standard 70/30 profit share, with a separate flexible 50% buyback line and no fixed repayment deadline.
Unit went live on Airbnb, Booking.com and Agoda in the same publish window, synced through Uplisting so all three calendars share one availability source. Listing built around the karaoke / entertainment-room angle — the differentiator that carries the premium nightly rate needed to earn back the fit-out on schedule.
Live operations since October 2024: guest messaging during extended hours, manual booking review on every enquiry, dynamic pricing tuned weekly to Karpal Singh Drive demand, dedicated turnover team for the 4BR footprint, and building-MC liaison for any incident. Transparency: MyBnB Management's fit-out capital has been fully recovered through the bespoke capital-recovery arrangement on this unit. Separately, the owner carries a 50% buyback obligation of RM 29,695.27, repayable on flexible terms with no fixed deadline — independent of the monthly profit share. MyBnB's standard model for all other units is a 70/30 profit share (owner/MyBnB) calculated after real operating expenses.
Over 21 months (Oct 2024 – present), the unit has generated RM 180,542.54 cumulative revenue and RM 101,381.52 in cumulative owner earnings — from a starting position of zero rental income and zero owner capital.
