These Terms of Use ("Terms") govern access to and use of the mybnb.com.my website and the free property-assessment enquiry service provided by MyBnB Management (SSM 003800847-W).

1. Informational Purpose

Content on this site — including earnings projections, occupancy figures, case studies, and calculator outputs — is illustrative only and does not guarantee any specific booking, revenue or occupancy outcome for your unit. Actual performance depends on unit condition, location, seasonality, platform approval and market factors outside our control.

2. Enquiries & Assessments

Submitting a property assessment enquiry does not create a management agreement. Any engagement is governed by a separate written Property Management Agreement signed by both parties.

3. Intellectual Property

All content, branding, imagery, and layout on this site is owned by MyBnB Management or licensed to it. You may not reproduce, republish or scrape the site for commercial use without prior written consent.

4. Third-Party Platforms

References to Airbnb, Booking.com, Agoda and Uplisting are for descriptive purposes. MyBnB is not affiliated with, endorsed by, or acting as an agent of these platforms.

5. Limitation of Liability

To the fullest extent permitted by Malaysian law, MyBnB is not liable for indirect, incidental, or consequential losses arising from use of this website or reliance on any content, calculator output or case-study figure published on it.

6. Governing Law

These Terms are governed by the laws of Malaysia. Any dispute is subject to the exclusive jurisdiction of the courts of Penang.
